Of course! We build throughout Southern Arizona, so if you have found the site of your dreams in this area, we can likely build your home.

Building a custom home is a complex, but also a rewarding experience. Every client has different needs, so every process is different — but this is a good road map:

  • The very first step- our Sales Professionals spend time with you to understand your dream and vision for a new one of a kind, custom home. This may include understanding the size, views, budget, and special features that are important to you. From there, we recommend and take you to tour homesites that suit your needs, answering questions about each site.

  • Once you have identified the perfect homesite, we introduce you to our architects. You have an opportunity to meet them, see their work, and engage with them. It’s important you feel confident in your selection of this important team member! 

  • Your builder team, the architect and you will walk the site together to ensure that what you want is buildable and to understand any construction challenges, opportunities, and non-construction restraints.

  • From there, the design process will begin. This begins with a preliminary plan which shows how the home will sit on the site, and sketched drawings of your home and view corridors. 

  • Once preliminary plans are approved, the architect will spend time creating the final plan, as well as elevation drawings and renderings for your review and approval.

  • We provide 3-D renderings at this next stage to allow you to see how the house works, looks, and feels dimensional. This reveals areas that you want to see changed or tweaked to perfection!

  • Landscape plans will begin during this phase, including your architect, to assure electrical and gas are all placed to accommodate a pool or other needs for indoor/outdoor living.

  • Once these plans are approved by you, they are sent to a Design Review Committee for preliminary approval.    

  • If there are changes required by the DRC, the next review approval occurs no sooner than 30 days later. This DRC process can take between 3 to 6 months.

  • Then, your plans are submitted for city approval and permits. Upon receiving city approval, we now have permission to begin construction. We then stake the home and grading limits and schedule with the DRC to walk the lot for final approval 

  • As this process begins, we meet with you to launch a pre-construction meeting, providing even more detail as to what you can expect.

  • While we have been communicating all along the way, now we like to begin weekly communications with you to make certain all questions and concerns are addressed.

  • You will begin meeting with your Design Specialist to make selections on lighting, flooring, appliances, cabinets and countertops — everything having to do with built-in furniture, fixtures, technology and equipment. This is where more magic happens, as she translates your wants, needs and taste to selections that fall within your stated budget.

  • Upon these finalized selections, the architect and engineers will begin construction drawings.

  • The team spends time with you walking you through the final construction drawing package as you want to review. Then, both the final construction and engineering package is submitted to the municipality for approval. This process can take between 1 ½ to 2 ½ months.

  • The building process begins with grading. Next, the slab is poured for your home and then framing is started.

  • At this mid-construction point, we meet with you again, usually onsite to walk through the framed home, review electrical placement and answer any questions. However, many of our clients who live hundreds of miles away, are happy to take this meeting via Facetime. This meeting is in addition to the weekly calls/Zoom meetings.

  • Drywall and interior details happen next 

  • Finally, the landscaping is added and the “punch list” is addressed to take care of any final details.  

  • A final inspection is done with the and a Certificate of Occupancy is issued.

  • The home is turned over to you, but the journey does not end here. Our team is available for any questions that may occur or final tweaks that need to be addressed. The goal is for you to be completely happy; our One Oak team is available long past the day you move into your new, one of a kind custom home. 

Yes, you may do that as well! Many of our clients have multiple homes and are comfortable with architects they have worked with in the past. We respect those relationships and work well with our clients’ pre-selected architects, landscape architects, engineers and other professional teams.

We begin by understanding your goals and dreams for a new home, letting that guide us in recommending homesites that fit your lifestyle, and the vision for your home. We understand some clients have clear ideas of what they want in a home while others are looking for insights, education, and options. Our seasoned team works well with every client and once a general concept for your home is identified, the homesite can be confidently identified and purchased. Our team can work with you if you need assistance with a financing process, helping you identify and execute those steps, when needed. From there, you will have the opportunity to interview our architects, determining a best fit, or perhaps selecting a pre-designed custom home on a homesite that can be personalized for you with the interior and exterior finishes of your choice. With design, and submittals approved, construction begins. You will continue the journey as you work with our interior designer to select finishes that make your home a reflection of your taste. Our communication channels are designed to fit what works best for you — with calls, text, meetings, and weekly ZOOM updates with the team. Essentially, you have an open door to our team — with transparency in budgets, process and progress. Your journey does not end at home completion — we want you to live well in your new home and our doors remain open to address any needed tweaks or final finishing. So many factors influence this! The topography of the homesite you select, the size and complexity of the home we are designing, and the finishes and features you want in your home all influence timing. There is no “set” answer, but One Oak takes pride in working efficiently and employing and contracting top tradesmen and craftsmen in the area so we can hit our milestones. Once we have a general idea of the homesite and home you have in mind, we can provide general timelines for completion.
